Initial contact

Your enquiries can be dealt with directly by telephone or by calling into our local office where you might pick up your copy of the up to date letting list of vacant properties in the area and discuss your search with our staff.
You can also register your interest for a specific property from this website.
You are, of course, also welcome to forward your enquiry via email, fax or letter to us. Either way, we will do our best to find a match for your particular needs.

Viewing

If you would like to see a property from our listings that may suit your requirements, we will arrange a viewing. One of our letting agents will show you over the property, provide immediate advice and aim to answer any questions you may have at this stage.
We feel it is important you know all the facts and details of the property that you are considering before you make up your mind and commit.

Registration

When you have selected a property that you wish to rent, you will need to complete our Tenant Rental Application form for each prospective tenant.
Along with this, your PPS number and two forms of identification are needed for each applicant, one of which must be a photo ID, such as passport, driving licence or ID card.

Reserving a Property

To hold the property that you have chosen, you will pay a reservation fee of €100.00 when you submit your application. Once the tenancy goes ahead, this payment will be put towards the Security Deposit (please see below).
We will only accept and process one formal application on a property at a time, and it will not be let to any other applicant until the result of your application is know.
Should the outcome of the Referencing (please see next) be a declined application or you, for whatever reasons, decide not to proceed with the tenancy, the fee will be lost.

References

Two written references from the following sources are required for each applicant in conjunction with the rental application:

  • from current employer (if self-employed, a professional reference from an accountant or solicitor instead), or from current or previous landlord, plus
  • a current bank reference.

Dilapidation Bond (Security Deposit) and First Month’s Rent

Assuming all is satisfactory, on signing the Tenancy Agreement (please see below) you will need to pay

  • the Dilapidation Bond which is equivalent to one month’s rent, plus
  • first moth’s rent in advance,
    (minus €100.00 Reservation Fee already been paid with your application).

These funds are required in cash or by Bankers Draft prior to occupation of the property.
The long term Dilapidation Bond / Security Deposit will be held for the duration of the tenancy to cover any breach of the tenant obligations, for instance damage to the property beyond fair wear and tear or rent arrears.
At the end of the tenancy a check-out inspection will assess any damages and deductions due. The Bond (or the agreed reduced amount where applicable) will be returned to you.

Rent payments

Rent is calculated on a calendar month basis. All ongoing payments must be by Standing Order, monthly in advance.

Tenants are normally required to take responsibility for all utilities such as Electricity, Gas, Oil, refuse collection charges, Telephone, Cable and TV licence.

Tenancy Agreement and Inventory

Once all is checked, confirmed and agreed, we will draw up the Tenancy Agreement for signing and the Inventory & Schedule of Condition.

Check-in

At the Check-in appointment a letting agent will agree the inventory with you and introduce you on site.
On handing over the keys, readings on Electricity and Gas meters will be taken and the utility companies notified. We will organise where possible to transfer the accounts into the new tenant’s name, however it should be noted that ESB and Bord Gais security policies in place request the name change on a utility account must come from the tenant. Our staff can advise you on their procedures.
